The State of Water in Southern Nevada

For buyers considering a move to Las Vegas, water is often an important part of the conversation. A look at Lake Mead can quickly raise questions about whether Southern Nevada has enough water to support its residents and continued growth.
During a recent Coldwell Banker Premier Realty sales meeting, Bronson Mack of the Southern Nevada Water Authority (SNWA) joined the team to provide an update on current water conditions, conservation efforts, infrastructure investments and long-term planning.
His central message was clear: Las Vegas is not running out of water, but continuing to use water efficiently remains essential to the region’s future.
Where Southern Nevada’s Water Comes From?
The Southern Nevada Water Authority supports approximately 2.4 million residents across about 600 square miles of the Las Vegas Valley.
Approximately 90% of Southern Nevada’s water supply comes from Lake Mead, while about 10% of demand is met through groundwater. SNWA also operates two treatment plants capable of treating and delivering approximately 900 million gallons per day.
Lake Mead is part of a much larger system. Approximately 43 million people, 30 Native American tribes and more than 5.5 million acres of farmland depend on the Colorado River.
Nevada receives the smallest share among the seven Colorado River Basin states, approximately 1.8% of the total allocation.
Why Lake Mead Has Declined
The Colorado River has experienced exceptionally dry conditions for more than two decades.
When the river was divided in the 1920s, planners estimated flows of approximately 18 million acre-feet per year. Since the early 2000s, flows have averaged closer to 12 million acre-feet annually.
For the current year discussed during the meeting, Mack said flows were projected at approximately 3.5 million acre-feet, compared with about 11 million acre-feet of demand across the seven states and Mexico.
Lake Mead is now approximately 150 feet lower than it was in the early 2000s. However, Mack noted that it is also approximately 160 feet higher than it would have been without conservation and water-storage efforts by Southern Nevada, Arizona and California.
Only nine of the past 26 years have produced Colorado River flows at or above average, which is why Southern Nevada is planning for warmer and drier conditions to continue.
Southern Nevada Is Using Less Water
Nevada’s full Colorado River allocation is approximately 300,000 acre-feet. Under current shortage conditions, that amount has been reduced to about 279,000 acre-feet.
Yet Southern Nevada used only approximately 198,000 acre-feet last year, meaning the community used roughly two-thirds of its full allocation and left unused water in Lake Mead.
While Southern Nevada's population grew by 58% since 2002, its per capita water usage is down by 58% and Colorado River water consumption is down by 40%.
As Mack summarized it, Southern Nevada is now supplying less water to more people.
Recycling Helps Stretch the Water Supply
One of Southern Nevada’s biggest advantages is its ability to recycle indoor water. Water from homes and businesses connected to the municipal sewer system is treated and safely returned to Lake Mead. For every gallon returned, Southern Nevada can withdraw another gallon through its drinking water system.
Outdoor water is different. Water used for landscape irrigation, septic systems, evaporative cooling and certain water features generally cannot be recovered.
That is why reducing consumptive outdoor use remains a major part of Southern Nevada’s conservation strategy.
More Than 10 Years of Water Stored
Southern Nevada has also built what Mack described as a water “savings account.”
More than two million acre-feet of water has been stored for future use in the local aquifer, Lake Mead, Arizona and California. At current demand levels, Mack said that represents approximately 10 years of water.
Those reserves support SNWA’s larger planning strategy. The agency looks 50 years into the future and updates that plan every year, evaluating population growth, demand, existing resources and potential future supplies.
SNWA also adds another 15% of population growth on top of projections provided by UNLV’s Center for Business and Economic Research, creating a more conservative outlook for future demand.
$1.5 Billion Invested in Lake Mead Infrastructure
Southern Nevada has invested approximately $1.5 billion in Lake Mead infrastructure to protect access to its water supply as reservoir levels decline.
That investment includes a three-mile intake tunnel positioned near the bottom of the reservoir and a low lake level pumping station.
Together, the infrastructure allows Southern Nevada to access its water even below Lake Mead’s “dead pool” elevation, the point where water could no longer pass through Hoover Dam.
Mack emphasized that even under exceptionally low lake levels, Nevada’s available water would not be stranded in Lake Mead.
Conservation Today Delays the Need for Future Water
Southern Nevada’s conservation goal is 86 gallons per person per day.
If the region reaches that target, Mack said SNWA anticipates needing a new permanent water supply sometime between approximately 2045 and 2050. If consumption reaches only 93 gallons per person per day, that need could move closer to 2040.
SNWA is also developing future resources through partnerships. An investment with the Metropolitan Water District of Southern California could increase Southern Nevada’s supply by approximately 10%, with Mack explaining that the benefit could effectively reach 15% to 20% when combined with Southern Nevada’s recycling system.
SNWA has also entered into a memorandum of understanding with San Diego to explore a similar arrangement involving desalinated water.
The goal is to continue conserving today while preparing additional resources well before they are needed.
Data Centers and Water Use
The meeting also addressed concerns about data centers, with Mack noting that Southern Nevada currently has just under two dozen data center buildings.
Their water use can vary dramatically depending on cooling technology.
Mack said Google’s data center used approximately 400 million gallons last year, while the largest Switch facility used on the order of approximately 30 million gallons. By comparison, the Nova Data Center, which uses a looped cooling system, used approximately 400,000 gallons.
Mack also shared that Switch is working to convert many existing facilities to looped cooling and that new data centers in the valley will not be permitted to use evaporative cooling.
From a water perspective, he explained, policies have been put in place to address future data center development.
Trees Are Part of the Solution
Water conservation does not mean eliminating vegetation.
As Las Vegas gets hotter, Mack emphasized the importance of expanding the valley’s tree canopy. Trees can shade asphalt, concrete and walls, helping reduce heat absorption during the day and heat radiation at night.
The challenge is choosing species that can handle Southern Nevada’s changing conditions. Mack explained that some trees commonly planted throughout the valley are experiencing heat stress that cannot simply be solved by adding more water.
SNWA has therefore been encouraging more desert-adapted trees. Through partnerships, more than 1,300 trees have been installed in recent years, adding approximately three million square feet of new tree canopy.
For new residents considering landscaping improvements, Mack’s advice was simple: trees, trees, trees.
What Agents Should Share With Buyers
Mack encouraged agents to make buyers aware of local conservation requirements, including the seasonal watering schedule, changing irrigation clocks four times per year, reporting water waste and replacing unused grass with water-efficient trees and plants.
He also shared that SNWA is developing new homeowner packets designed to give incoming residents an easy reference for local conservation requirements.
Rather than dismissing concerns about Lake Mead, agents can provide buyers with the broader context behind what they see and explain the planning already underway.
The Message Buyers Need to Hear
Southern Nevada faces a warmer and drier future, but it has also spent decades preparing for it through conservation, recycling, stored water, infrastructure investment and long-term planning.
The region is using less Colorado River water, has more than two million acre-feet stored for future needs and reassesses its water resources over a 50-year horizon every year.
And when Mack addressed one of the biggest questions prospective residents may have, his answer was straightforward: Is Las Vegas running out of water? No.
The responsibility is to continue using water efficiently so Southern Nevada can meet the needs of both current residents and those who will call the valley home in the future.
